24 + [19] + xxxviii + 346 + 108 pages (list of inhabitants) + 101 pages of adverts, original brown cloth boards, with worn and faded paper title label on the spine, the cloth is starting to tear at the top of the spine, the boards are water stained, the corners bumped, (a wood engraving of 36 St Georges St. opposite the Church is loosely inserted in the volume – apparently a letter head and possibly after Bowler.)
